Who we help

For the buyers nobody explains things to.

Self-employed buyers

Your write-offs make your income look smaller on paper than it feels. We know how underwriting reads a tax return, and how to plan for it.

FAQ

Straight answers to what buyers ask us most. Don't see yours? Ask us. There's no such thing as a basic question when it's your money.

Ask a question
How much do I really need for a down payment?

Less than most people think. VA and USDA loans can be 0% down for eligible buyers. FHA starts at 3.5% with a 580 or higher score. Some conventional loans start at 3% for qualifying buyers.

Down payment isn't your only cash need, though. Plan for closing costs and prepaid items too. We'll give you a full cash-to-close estimate up front.

What credit score do I need to buy a home?

It depends on the program. FHA allows 3.5% down at 580 and up. Conventional loans generally start at 620. VA doesn't set a minimum score. We'll tell you exactly where you stand after one conversation.

Your score affects more than approval. It moves your rate and your mortgage insurance cost, so a few points can change the payment.

What's the difference between pre-qualified and pre-approved?

A pre-qualification is an estimate based on what you tell us. A pre-approval means we've pulled credit and reviewed your income and asset documents. Sellers and agents take a pre-approval far more seriously.

What documents should I gather?

Most buyers need 30 days of pay stubs, two years of W-2s, two months of bank statements and a photo ID. Self-employed buyers usually add two years of personal and business tax returns. VA buyers add a Certificate of Eligibility, which we can often pull for you.

I'm self-employed. Can I still qualify?

Yes, with a plan. Underwriting typically uses your income after write-offs, averaged over two years. That's often lower than what you actually take home. We review your returns before you apply so there are no surprises in underwriting.

Will shopping for a mortgage hurt my credit?

Not to get started. We begin with a soft credit pull, which doesn't affect your score. It shows us where you stand and what to work on.

When you're ready to move forward, we'll do a hard credit pull for your full pre-approval. We'll tell you before it happens.
